Many times, clients choose to use the traditional project delivery method of having one firm design the project while another handles the construction of that design. This delivery method, known as General Contracting (GC) or Design-Bid-Build, is designed to maximize use of the competitive market to achieve low cost. It is best-suited for repetitive types of projects or projects where the scope is extremely well-defined. If you have already selected a site, have worked with engineers and architects to design your building system and are looking for the right GC to handle the building of that project, CopperRock is experienced and able to win and execute your project. We will take the utmost pride in your project and will work with our own employees as well as a reputable team of subcontractors to ensure that the highest quality standards are met, the project is delivered in a timely manner, and that you have a positive experience during and after construction.
Construction Management (CM) is a project delivery method designed to enhance collaboration between the owner, designers and builders. The key attribute of CM is engagement of the builder to provide expertise of construction costs and durations, market conditions, and value engineering options to the team early in the process. The CM approach can be tailored to your exact needs. CopperRock can work as a traditional “CM as advisor” (CMa), where the trades contract directly with the you or in the often-used “CM as constructor” (CMc) where all trade subcontracts are held by CopperRock. In either case, all costs are “open-book” and decision are made by you with input from the designers and CopperRock.
The Design-Build (DB) method of project delivery provides you with a single-source of responsibility for the entire project. Traditionally, the DB entity has both the design and construction personnel in-house. We believe that you are better-served when we team with the designers that are most experienced with, and therefore suited to, your particular project. This way, you get the best design and construction team while CopperRock remains your single point of responsibility and communication. Our relationships with numerous and varied designers insures that the project can be done quickly and cost-effectively.
As with all project delivery methods, we are flexible in the exact way that the team is assembled. Frequently, Owners will contract with a design architect and have us deliver the Mechanical, Electrical, and Plumbing Components of the project as DB with the remainder of the project delivered traditionally.
